Property Shopping - estate agents wait for buyers to find them

Traditionally, the estate agent has waited for buyers to come to them - yet, they make it so difficult for buyers to find them. Most, if not all estate agents have websites, or advertise on them, place ads in the newspapers, all in the hope that a prospective buyer will find the property you are advertising, and take the time to fill in a form to wait for further information....
 
If you consider your current hit rate on your website, you will truly understand that statement
 
As you know, Find Me a Home has turned the 200 year old model around,  - no more "hit and miss -  you the agent, are taken directly to the prospective buyer.
 
and the clients are loving it..... So what do the property  buyers out there want.... here is some of the feedback we have received.
 
1.    89% of the people I have followed up with, said that they did not want to be contacted telephonically
 
        a)    They felt it was often difficult to talk in an open plan office - especially to a complete stranger
        b)    They found it frustrating that they would have to repeat information to every agent that called
        c)    It was difficult to take doen any information that the agents were discussing with them at the time
        d)    Most buyers felt that having a rushed conversation on the phone did not do the agent or themselves any justice at all, as it would have to be repeated again, or be "lost forever"
 
 So, what is the prospective buyer looking for today?  This is what they had to say.
 
a)    Send an email with some pics of what stock you may currently have available
b)    Send them the link to your website for them to browse through -  (most websites are not even found on the internet, let alone looked at)
        this ensures interested property buyers get sent directly to your website - that is targeted selection
c)    follow up in a few days time - via email and ask if it would be convenient to call to chat about what they have seen and take it from there
 
This seems to be how the market is moving.  Buyers want time to look over what is on offer without having to trawl the internet hoping to find something they like. (time is precious)
 
Remember, if you visit 3 agents websites, on the landing page on Google, you are offered thousands of properties to view.... what makes you think a prospective buyer has
a)    the time to go through all of that
b)    the inclination to keep looking ......
